LEED Certification
Guidance for healthier, more efficient, and high-performing buildings
RunBrook helps project teams navigate the LEED certification process with practical support from early planning through final documentation. Whether you are pursuing certification for a new construction project, major renovation, commercial space, multifamily building, or existing property, our team helps identify the right strategy, coordinate documentation, and support the building performance requirements needed for certification.
LEED is one of the most recognized green building rating systems and provides a framework for designing, constructing, and operating healthier, more efficient, and more sustainable buildings.
Why LEED certification matters
Build for performance, sustainability, and long-term value
LEED certification helps project teams demonstrate a commitment to better building performance, environmental responsibility, occupant well-being, and long-term operational value. Through LEED, projects can earn recognition for strategies related to energy, water, materials, indoor environmental quality, location, and overall sustainability.
-
Document green building strategies that reduce environmental impact and support more responsible development.
-
Evaluate energy, water, ventilation, lighting, and material choices that contribute to a better-performing building.
-
LEED certification can help distinguish a project in the marketplace and communicate a clear commitment to sustainability.
-
LEED credits can address indoor environmental quality, ventilation, daylight, materials, and other strategies that support healthier spaces.
-
Energy and water efficiency strategies can help reduce long-term utility costs and improve operational performance.
-
LEED certification can support ESG goals, sustainability reporting, investor requirements, and internal performance standards.
What is LEED certification?
LEED stands for Leadership in Energy and Environmental Design. It is a green building rating system used to evaluate sustainable building strategies across design, construction, operations, and maintenance.
Projects pursuing LEED certification must meet required prerequisites and then earn points through selected credits. The total number of points achieved determines the final certification level.
LEED can apply to many building types and project phases, including new construction, major renovations, commercial interiors, residential projects, existing buildings, core and shell projects, and more.

LEED services we provide
-
We help project teams evaluate whether LEED certification is a good fit, identify potential certification pathways, and understand which credits may be realistic based on the project type, budget, timeline, and goals.
-
LEED includes different rating systems for different project types. RunBrook can help determine which system best fits your project and coordinate the certification approach before registration.
-
We help teams identify target credits, evaluate documentation needs, and prioritize strategies that align with project goals, performance expectations, and construction realities.
-
Energy modeling is often an important part of LEED certification. RunBrook can model energy performance, compare design options, and provide documentation to support applicable energy-related credits.
-
We coordinate with architects, engineers, contractors, and owners to collect, review, and organize the documentation needed for LEED submittals.
-
RunBrook can support LEED projects with related testing and verification services, including blower door testing, duct leakage testing, HVAC grading, thermal bypass inspections, and quality assurance inspections when applicable.
LEED for Homes Green Rater services
Third-party verification for residential LEED projects
The LEED for Homes rating system requires project teams to work with a Green Rater as early as possible in the design and construction process. As the Green Rater on your project, RunBrook is responsible for verifying prerequisites and credits within the LEED residential rating systems.
Our Green Raters perform on-site verification and diagnostic testing to confirm that selected strategies are properly implemented and performing as intended. We work with developers, builders, LEED Accredited Professionals, design teams, and LEED for Homes Providers to coordinate expectations, inspections, and verification submissions.
RunBrook’s Green Raters can help:
Coordinate with the design team
Communicate LEED verification expectations
Perform pre-drywall inspections
Perform final inspections
Conduct required diagnostic testing
Manage LEED verification submissions
Support single-family, residential community, and multifamily residential projects
Energy rater and HERS rater services
Required testing and performance verification
LEED for Homes projects also require performance testing by a qualified Energy Rater. As a qualified Energy Rater and HERS Rater, RunBrook conducts required testing and verification to support LEED certification and building performance goals.
Depending on the project requirements, RunBrook can provide:
By combining LEED consulting, Green Rater services, and energy performance testing, RunBrook helps project teams streamline the certification process and ensure key inspections and submissions are completed correctly.
What LEED evaluates
Key areas of building performance
LEED credits address multiple aspects of sustainable design, construction, and operation. Depending on the rating system and project scope, LEED may evaluate:
