When the Building Is Done but Certification Isn’t
A fully occupied affordable housing project in the mid-atlantic had been stuck in certification limbo for nearly a year.
The building was complete. Residents were moved in. But the developer still did not have the certification they needed to close out the process and convert the loan from a construction loan to a mortgage.
That delay was costing them tens of thousands of dollars a month in interest.

Our team stepped in to peer review the project, work closely with the existing team, identify what was needed, and guide the project through the final stages of certification. We also completed the required field testing and final inspections, including blower door testing, duct testing, pressure mapping, and exhaust fan flow testing.
The result: the project got certified, the client was able to move forward, and a long-standing issue was finally resolved.
Although the ideal time to address certification is during the early design phase, certification challenges do not always arise at the beginning of a project.
