RunBrook EPAct 179D Tax Deduction Solutions

The EPAct 179D tax deduction can be taken by companies who have installed lighting, HVAC, and or envelope improvements to commercial buildings between 2006 and 2013.  The deduction is worth up to $1.80 per building square foot. EPAct 179D is very underutilized. This is because it requires a third party certification, involves building energy modeling, and requires tax knowledge. Many companies also overlook EPAct 179D because they believe improvements must consist of cutting edge technology. This is often not the case. Many buildings qualify based on systems that are simply better than energy code. Does your company own warehouse space, commercial office space, or manufacturing facilities?  Do you have multiple buildings in your portfolio?  Are some of your buildings LEED certified? If you answered yes to any of these questions, 179D may be an excellent way for your team to realize new value from projects that have already been completed. RunBrook includes a 179D analysis in all of its complimentary consultations. Our assessment will identify past projects that are eligible and estimate what your deduction may be.  If you decided to move forward, we will work with you and your tax team to certify the deduction by providing the following services.

  • Conduct on onsite inspection of your building

  • Perform IRS compliant building energy models

  • Provide IRS compliant certification report

Through the Energy Policy Act  of 2005 (EPAct), building owners and tenants can reduce tax liability by taking advantage of section 179D of the Federal Tax Code.  Section 179D applies to HVAC, lighting, and envelope improvements made in buildings to enhance energy efficiency.  The deduction is worth anywhere from $0.60 to $1.80 per building square foot.  The deduction can be claimed retroactively for projects completed between 2006 and 2013.

RunBrook Corporate Sustainability Strategy

Developing a corporate sustainability strategy can be overwhelming.  This is especially true considering the complex landscape of environmental issues that impact your business, a hodgepodge of voluntary standards and reporting schemes, multiple stakeholder pressures, new technologies, and changing regulations. Is your company interested in taking advantage of energy efficient technologies to reduce operational costs?  Could your business leverage sustainability to appeal to new customers who increasingly factor environmental performance into purchasing behavior? Or is your team reacting to pressures from clients and investors to report to the Carbon Disclosure Project (CDP), the Global Reporting Initiative (GRI), or the Walmart Sustainability Index? If your business is dealing with these issues, now is the best time to create a corporate sustainability strategy.  A corporate sustainability strategy will help your team navigate the sustainability landscape. It will help your team focusing valuable time and capital on enterprise wide initiatives that add value by reducing operational costs, mitigating regulatory risks, enhancing brand image, exceeding customer expectations, and generating additional revenue. At RunBrook, we guide or clients through a tested strategic planning process that looks at sustainability from the business model perspective. We look at every initiative as an entrepreneurial venture that must create and capture value for the company to enhance the bottom line. We do this by, first, mapping the core components of your business model (i.e. value proposition, key value creation activities, customer relationships, acquisition of materials, facility operations). Next, we identify how and where macro-level trends (i.e. climate change, energy price volatility, water scarcity, the rise in social media, shifts in customer behavior) interact with your business model to create an impact. Then, we identify the risks and opportunities of each impact and quantify how important they really are. Finally, our team will help your company develop a business plan that defines the investment required and the expected return for each initiative that is developed.

Sustainability is a way of doing business recognizing that resource conservation is fundamentally linked to long term business growth. Corporate sustainability strategy helps companies address how major environmental issues, social trends, and technology impact the core components of their business model.  A well crafted sustainability strategy can help a business mitigate risk and leverage opportunities to reduce operational expenses, comply with regulations, enhance brand image, exceed customer expectations, and identify innovative ways to generate new streams of revenue and reach new markets.
